When a project involves work to a shared boundary or party wall, the Party Wall etc. Act 1996 applies.
When Does It Apply?
- Building on or at the boundary
- Cutting into a party wall
- Excavating near neighbouring buildings
Key Steps
- Serve notice at least 2 months before work
- Obtain agreement or appoint surveyors
- Prepare a schedule of condition
- Ensure award is in place before starting
Common Pitfalls
- Starting work before notices served
- Assuming verbal agreement is sufficient
- Forgetting about excavation notices
